Whole House Compliance
  • No Draughts: Ensure no unreasonable gaps or holes in walls, ceilings, windows, skylights, floors, and doors.

  • Insulation: Ceiling insulation must be at least 120mm thick, in good condition, and meet the 2008 Building Code minimum R-value for your zone. Underfloor insulation must have a minimum R-value of 1.3.

  • Fireplaces and Chimneys: Close off unused fireplaces and chimneys.

  • Subfloor Moisture Barrier: Install a ground moisture barrier if your property has an enclosed subfloor.

  • Smoke Alarms: Install at least one photoelectric smoke alarm on each level of the property.

 
Kitchen Standards
  • Ventilation: Must have windows, doors, or skylights that can be fixed open, covering more than 5% of the floor area.

  • No Draughts: Ensure no noticeable draughts.

  • Extractor Fan: Must have an extractor fan that vents to the outside.

 
Living Room Requirements
  • Heating: Install an approved fixed wall heater sufficient to heat the largest living room to at least 18 degrees.

  • Ventilation: Must have windows, doors, or skylights that can be fixed open, covering more than 5% of the floor area.

  • No Draughts: Ensure no noticeable draughts.

 
Bathroom Essentials
  • Extractor Fan: Must have an extractor fan that vents to the outside.

  • No Draughts: Ensure no noticeable draughts.

 
Bedroom Guidelines

  • Efficient Drainage: Ensure efficient drainage for water removal.

  • Maintenance: Keep gutters and down-pipes unblocked and in good working condition.
